Before you offer
Most NZ buyers do not have their own agent. The salesperson presenting the property is paid by the vendor, contracted to the vendor, and legally owes their fiduciary duty to the vendor. That is not a failure of the system; it is how the system is designed. Understanding it is the first step in everything that follows — the questions you ask, the due diligence you budget for, the offer you write, and the conditions you attach to it.
